DECLARATION OF COVENANTS, CONDITIONS AND RESTRICTIONS-
The purpose of this document book is to familiarize homeowners with the objectives, scope and application of design standards and restrictions which will be used to maintain the aesthetic appearance and environmental quality of the community. The document provides specific design standards and guidelines that have been adopted by the Board of Directors of the Homeowners Association. It also explains the application and review process that must be adhered to by homeowners seeking approval for any exterior modifications or changes to their homes or lots that are subject to approval by the Association.LLS HOA.
Rules & Regulations are a catch–all for the things that aren’t covered in the Bylaws or CC&Rs. These are often the rules that might need revising over time due to changes in the community.

By reviewing the Guidlines, an owner or potential purchaser can learn about the general restrictions on the use of the property in the development, and about the rights and responsibilities of owners.
ARCHITECTURAL SUBMITTAL FORM
NO WORK IS TO BE PERFORMED WITHOUT THE APPROVAL OF ACB:
The Architectural Control Board (ASCB) has thirty (30) days from the date of this application is received by the owner submitting the same or Board of Directors to either approve or disapprove the request. Failure of the ACB to respond within that time period is deemed to be approval. An appeal of disapproval may be filed, in writing, by the owner with the Board of Directors within ten (10) days of receipt of the disapproval.
- ACB Submittal Form must be signed by Owner.
- Port Orange City Permit must be attached to Submittal Form.
- Roofing Color Sample (must match adjoining home)
- Approved Paint Colors provided by Management Company
- Survey copy must be attached to Submittal Form.
- Drawing of work to be done must be attached to Submittal Form.
- ACB to inspect job site prior to any and all approvals.
- Majority of ACB members must sign application.
- All work must be completed within ninety (90) days of approval by owner.
- All final Submittal Forms to be provided to Management, along with attachments.
